Landlord's kit

Starting a tenancy for the first time can be confusing and complicated. There are a number of documents to be completed by the landlord and the tenants at the beginning of the tenancy, some required by the legislation and others not. To help landlords who are just starting out, we have put together what is called a 'Landlord's Kit'.

The Landlord's Kit includes copies of all of the documents required to commence a tenancy, some informative Fact Sheets and other mandatory forms that may be used throughout the tenancy. All of the residential tenancy publications and forms are available from the website. Most of these are designed to be photocopied. The only forms not to be photocopied are the Bond forms and these are easily identified by the bar codes on the top right hand side. Whenever you use a bar-coded form you must use an original that you have downloaded or obtained from our office.

Some of the forms available are required to be used by legislation, and these are usually clearly identified as ‘Forms' (e.g. Form 7, Security bond refund form). The Information Brochure must also be used only in the format provided. Another must at the beginning of the tenancy is conducting an ingoing inspection, however it is not a legislative requirement to use the form produced by us. It is also not a legislative requirement to have a written lease agreement, however we have provided examples that you may choose to use or modify to suit your own purposes.
