You have a duty to take all reasonable steps to enforce the obligation of the tenants not to cause or permit any interference with the reasonable peace, comfort or privacy of another person who lives in the immediate vicinity of the interested person premises. You should notify the tenants of the problem (preferably in writing) and tell them that if it continues, you will seek an Order of the Tribunal. My tenants had a party and some damage was caused to the premises. When I spoke to them about it, they said they would do whatever they liked in the place. What can I do?
You can give the tenants at least seven days' notice on a form 2 to remedy the breach on the ground that they are damaging the premises. The tenants are responsible for damage caused by people they allow on the premises. The notice to remedy the breach could terminate the tenancy if the damage is not remedied. My tenant is behind with the rent. What can I do?
If the rent, or any part of the rent, is fourteen days or more in arrears, you may give the tenant at least seven days notice on a regulated form, to remedy the breach. If the breach is not remedied within that period, the tenancy terminates by force of the notice. If the tenant fails to hand over vacant possession of the premises, you may make application to the Residential Tenancies Tribunal for an order for possession of the premises. The Tribunal may also make an order against the tenant for arrears of rent.
My tenant has skipped out, owing me rent. They have also left items of clothing and furniture behind. What can I do?
If your tenant has left the premises, you may apply to the Residential Tenancies Tribunal for an order for rent and other compensation to be paid. You should re-let the premises as soon as you can. If you are uncertain about whether or not the premises have been abandoned, contact the Tenancies Branch for advice. You may need to apply for an order declaring the premises have been abandoned. A Tenancy Officer can also give advice about disposal and storage of abandoned goods.
