Breaches by the landlord

My landlords and members of their family often arrive at the premises at odd hours to check up. Their constant visits are irritating. What can I do?

Tell the landlords that you do not want them or other family members coming to the premises, except to collect rent, if that is the arrangement. The landlords have an obligation not to permit any interference with the reasonable peace, comfort and privacy of the tenant in their use of the premises. If the landlords do not cease visiting, you should make application to the Residential Tenancies Tribunal for an order stopping them from interfering with your peace and quiet.

My landlords keep coming onto the premises when I am not home. They pick fruit and prune the trees. My neighbour has frequently seen them do this and I have seen them leave twice as I have arrived. I have spoken to them and even told them I'd seek an order of the Tribunal to stop their actions, but they say they will do whatever they like because it's their place. I want to leave but I have a fixed term agreement. What can I do?
